Job Description
The Facilities and Operations Lead for E91 is responsible for maintaining the facility's infrastructure, ensuring it is safe, efficient, functional, and in excellent condition for both internal events and external client bookings. This position supervises a team of operations employees and oversees contractors and vendors who provide facility-related services. Responsibilities include developing, maintaining, and monitoring plans for the condition, quality, and appearance of the building's facilities and equipment, directing personnel in physical operations, and managing various facility-related projects.

The Facilities and Operations Lead will implement preventive maintenance programs, ensure compliance with safety and environmental regulations, and be available for emergency calls and building-related issues. E91 is a newly constructed building, so systems and processes related to facilities and operations will need to be developed and implemented from the ground up. We are looking for someone who can build these systems and takes initiative in creating and optimizing procedures.

Essential Functions
Maintenance and Repairs:
  • Perform routine and emergency maintenance and repairs on plumbing, electrical, heating, cooling, and other building systems
  • Oversee and perform minor carpentry, painting, and general upkeep
  • Coordinate with external contractors for larger repairs and projects
  • Excellent project management skills, including planning, organizing, and overseeing facility-related projects
Building Operations:
  • Maintain the cleanliness and safety of common areas, including lobbies, restrooms, and grounds
  • Maintain day-to-day cleanliness of the facility, while coordinating weekly overall cleaning services with external contractors
  • Manage waste disposal and recycling processes
  • Ensure all building systems (e.g. elevators, HVAC, fire safety) are operational and compliant with city codes
Compliance and Safety:
  • Ensure the building complies with all local, state, and federal regulations
  • Conduct regular safety inspections and address any hazards
  • Maintain records of inspections, maintenance, and repairs
Administrative Duties:
  • Maintain inventory of building supplies and order as needed
  • Utilize Computerized Maintenance Management Systems (CMMS) for scheduling, documenting, and tracking maintenance activities
  • Prepare and maintain reports on maintenance activities and building operations
  • Assist the Director, Operations and Events in budget preparation and expense tracking
Emergency Response:
  • Be on-call for emergency maintenance issues and building-related problems
  • Respond to emergency situations promptly and efficiently

Qualifications
  • High school diploma or equivalent required
  • Minimum of 3-5 years experience in building maintenance or related field
  • Technical training and certifications related to building maintenance and repair preferred
  • Fire and Life Safety Director (FLSD) certification preferred
  • NYC Site Safety Manager certification, S-15 Sprinkler and Standpipe Certificate of Fitness preferred
  • Boiler and OSHA certifications preferred
  • Must be available and willing to work flexible hours, including evenings, weekends, and holidays, and be on call for emergency situations

The wage range for this role takes into account the wide range of factors that are considered in making compensation decisions including but not limited to skill set; experience and training; licensure, certifications, and ordination; and other organizational needs.
Compensation: $66,500.00 - $77,500.00 per year
